QBCC Licence Categories — What Each Financial Category Means

QBCC financial categories determine the maximum contract value a Queensland contractor can accept. Here's what each category means and why it matters for procurement.

What is QBCC?

The Queensland Building and Construction Commission (QBCC) is the statutory body that licences building and construction contractors in Queensland. Holding a current QBCC licence is mandatory for contractors undertaking residential and commercial building work, trade work, and specialist activities in QLD.

What are QBCC Financial Categories?

QBCC licence holders are assigned a financial category that sets the maximum value of building contracts they can lawfully accept. This is determined by the contractor's Minimum Financial Requirements (MFR) assessment — essentially a solvency test based on their net tangible assets.

Financial CategoryMax Contract Value
1Up to $200,000
2Up to $800,000
3Up to $3,000,000
4Up to $12,000,000
5Up to $30,000,000
6Up to $60,000,000
7Unlimited

A contractor taking on a contract that exceeds their financial category is in breach of their licence conditions and the Queensland Building and Construction Commission Act 1991.

Why does this matter for procurement?

Before awarding a construction contract in Queensland, you should verify that the contractor's QBCC financial category covers the full value of the contract. A contractor that is financially over-extended — or worse, operating without a current licence — creates significant risk:

  • Potential liability for engaging an unlicensed contractor
  • Insurance gaps (QBCC Home Warranty Insurance requires a licensed contractor)
  • No QBCC dispute resolution access if the contractor is unlicensed

What does Gumshoe's QBCC check return?

Gumshoe checks the ABN against the QBCC Licensed Contractors Register (108,000+ licence records). For matches it returns:

  • Licence class (e.g., Builder - Low Rise, Hydraulic Services Designer)
  • Financial category (1–7)
  • Status (Active / Expired / Suspended)
  • Expiry date
